Estimated net proceeds

Estimate only, not a quote. Your contract controls who pays each cost. Enter your negotiated commission and quoted fees. The owner’s policy is an original-rate estimate when selected. Add prorations, association costs, additional payoffs, credits and other expenses under Other seller deductions. Reissue or other rate treatment may change the final premium.

Start with the sale price, then subtract the right costs

Your selling price is not the amount you receive at closing. Mortgage payoffs, the commission in your agreement, applicable taxes, seller-paid title charges and other adjustments can reduce proceeds. This calculator lets you enter your own figures rather than treating an example fee as a quote.

Use documents rather than guesses

  • Mortgage payoff: use a current payoff estimate, not just the principal balance on a monthly statement.
  • Commission: enter the percentage you agreed to. Commissions are negotiable; this tool does not prescribe a rate.
  • Search and settlement: enter the quoted or estimated charges for your file.
  • Other deductions: include estimated credits, association charges, prorations, additional payoffs or other seller expenses that are not separately listed.
  • Owner’s policy: include it only if the seller is responsible under the contract. The tool uses an original-policy estimate.

Read the assumptions with the result

The deed-stamp illustration uses the ordinary $0.70-per-$100-or-part rate applicable to taxable Tampa Bay transfers. Special transfers and exemptions need separate review. The tool cannot determine whether a seller qualifies for a premium adjustment or whether a contract assigns a charge to the buyer.

Why the final number can change

Interest can accrue through the payoff date. Tax and association prorations depend on the closing date and verified amounts. A negotiated credit, repair agreement, additional lien or rate adjustment can change proceeds. A net sheet helps compare offers; it does not replace the settlement statement.

Compare two offers fairly

Use the same assumptions for each offer, then change the price and the agreed concessions or costs. A higher price can produce lower proceeds when it comes with larger seller credits. Discuss financing, contingencies and timing with your agent and advisors alongside the calculator result.
